Room to stand back from an easel, put a rack against one wall or sit six round a table. At this size it either sits a metre in from every boundary or goes through building control, which we arrange.

In every price

Twelve things you don’t pay extra for

The same list applies to all three rooms and to anything made to order. If it’s on here, it’s in the from-price and in the calculator’s guide price.

  1. Foundations

    Ground screws or concrete pads, chosen for your ground. There is no slab to pour and no skip on the drive.

  2. Insulated floor, walls and roof

    Timber panels made in our workshop, with 100 mm of insulation in the walls and 125 mm in the floor and roof.

  3. Larch cladding

    Vertical boards on all four sides. Leave them to weather to silver, or oil them once a year to keep the colour.

  4. A 2.4 m sliding glazed door

    Double glazed, with a multi-point lock and dark grey aluminium frames.

  5. One opening window

    Double glazed and lockable, on whichever wall you want it.

  6. A plastered and painted interior

    Skimmed walls and ceiling, painted white or one colour of your choosing.

  7. An oak-effect floor

    Hard-wearing boards over the insulated floor, with skirting to match the walls.

  8. Sockets and lighting

    Six double sockets, dimmable ceiling lights, an outside light by the door and a data cable back to your router.

  9. A consumer unit

    The room has its own, so a tripped kettle doesn’t take the house with it.

  10. Connection to the house supply

    Armoured cable laid in a trench by our own electrician, then tested and certified. The first 20 m of cable is included.

  11. Building-control paperwork

    Where your room needs approval, we make the application and deal with the inspector.

  12. Clearing up

    Every offcut leaves with us, and the lawn is left as close to how we found it as nine days of boots allow.

Every room also comes with a ten-year structural guarantee, in writing, and a visit after its first winter to check the doors and ease anything that has settled.

What you can add, and what each costs

These are the same figures the calculator uses. Cladding is priced as a percentage because a bigger room has more wall to cover; everything else is a fixed sum.

What isn’t in the price

A cable run of more than 20 m
The first 20 m is in the price. Beyond that it’s £28 a metre.
Clearing the site
Taking out a shed, a tree stump or an old concrete base is priced in your fixed quote.
Planning applications
Most rooms don’t need one. If yours does, we prepare and submit it for £480 plus the council’s fee.
Furniture
The plans show how it could be laid out. The desk is yours to find.
