What’s different about a garden room on the Wirral

Salt air and a seaward side

Near the coast, ordinary fixings rust and streak the timber within a few winters. On coastal builds every fixing is stainless steel. On the side that faces the weather we either use composite boards or give the larch a second coat of oil before it leaves the workshop.

Sandy ground

Along the north shore, from Hoylake to Wallasey, many gardens sit on sand. Ground screws suit it: they go in deeper until they bite, with no concrete to pour. We test the ground at the design visit and choose the length to match.

Bungalow plots with long gardens

A good deal of Wirral is bungalows and semis on generous plots, with room to put a garden room well away from the house. That means a longer cable. The first 20 m is in the price, and it’s worth thinking about a path and an outside light for winter evenings.

Composite boards and stainless fixings, in a garden that takes the wind straight off the sea. The roof slopes one way to shed it, which made the room tall enough to need planning permission. We applied, and the rower got a rooflight.

Planning permission on the Wirral

Wirral follows the English rules. Most of its bungalow and semi-detached plots have their permitted development rights, though some newer estates don’t, and there are conservation areas in several of the older villages. Read the planning guide
