What’s different about a garden room in North Wales

Welsh planning rules

Wales sets its own permitted development rules. They are similar in outline to England’s but not identical, so we check each Welsh address against the Welsh rules and don’t assume. In the Clwydian Range, the Dee Valley and the national park the limits are tighter again. You’ll have our answer in writing before you pay anything.

Sloping sites

Not many gardens here are flat. Ground screws let us set a level floor on a slope without cutting a terrace or building a retaining wall: short screws at the top, longer ones at the bottom. Where the drop is bigger we add steps, and keep any deck under 30 cm.

A view worth framing

If the garden looks at the Clwydian hills or down the estuary, the room should too. We’ll move the door, set a window at desk height or turn the whole room a few degrees, so the view is in front of you when you look up.

The guest room, Ruthin

Somewhere for family to stay, with a toilet and basin. People sleep in it, so it needed planning permission and building regulations approval. We applied for both.

The hillside studio, Llangollen

The garden drops half a metre, so the room and its deck stand on ground screws and nothing was dug out. It’s far enough from every boundary to have a pitched roof, and the glazed gable looks up the valley.

A stiffened floor for a rack and 200 kg of plates, and acoustic insulation so next door doesn’t hear the bar go down.

A sofa, a screen and a door that shuts. Their parents report that the house has been quieter ever since.
